<strong>PRIMARY OBJECTIVE OF POSITION</strong>

Maintain the entire hotel facility, including the physical building structure, all mechanical, electrical, HVAC systems, and related equipment in accordance with energy conservation and preventative maintenance programs. Ensure the upkeep of guest areas to maintain an attractive hotel.

<strong>Essential Functions:</strong>
<ul>
<li>Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structure(s) of the hotel, all mechanical, electrical, HVAC systems and any other related equipment.</li>
<li>Verify completion of all routine maintenance on public spaces, meeting rooms, ballrooms, outlets, back of the house spaces, and grounds. Verify completion of all repairs, replacement, and renovation projects to offices and associate work areas.</li>
<li>Adhere to all corporate-required purchasing policies and controls, including, but not limited to, all outside contractor bids, budgets and schedules. Follow prescribed safety procedures for personnel and equipment by the company and ASHA.</li>
<li>Maintain effective Energy Management and Preventive Maintenance programs and conduct special training for other operating departments on the safe and efficient use of equipment and energy in the hotel.</li>
<li>Inform the General Manager and hotel department heads on a regular basis regarding the specific and overall condition of the building structure(s), related systems, and equipment offering prudent, cost effective proposals for maintaining these systems. Access and input information into a computer and generate reports.</li>
<li>Take every opportunity to amaze the guests.</li>
<li>Assist in hiring training, supervising and disciplining department staff and all other staff under direction of the Engineering Department, such as painters, upholsterers, and groundskeepers.</li>
<li>Assure adherence to all applicable Amrit Ocean Resort and Residences SOPs.</li>
</ul>
<h2>Other:</h2>
Regular attendance in conformance with the standards, which may be established from time to time, is essential to the successful performance of this position. Associates with irregular attendance will be subject to disciplinary action, up to and including termination of employment.

Due to the cyclical nature of the hospitality industry, associates may be required to work varying schedules to reflect the business needs of the hotel. In addition, attendance at all scheduled training sessions and meeting is required.

Upon employment, all associates are required to fully comply with Amrit Ocean Resort and Residences rules and regulations for the safe and effective operation of the hotel facilities. Associates who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment.
<h2>Supportive Functions:</h2>
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the manager based upon the particular requirements of the hotel:
<ul>
<li>Supervise necessary repairs and maintenance throughout the hotel.</li>
<li>Prepare technical data, bidding, project work, alterations and repairs for properties. Must have basic knowledge of building codes.</li>
<li>Actively train in fire prevention, environmental health and safety, and engineering systems. Attend all meeting regarding hotel operations, i.e. department, fire, safety, health and quality improvement.</li>
<li>Oversee daily and weekly payrolls. Prepare departmental manpower schedules. Oversee water treatment programs.</li>
<li>Attend morning walk-arounds as required.</li>
<li>Participation in the Manager on Duty program.</li>
</ul>

<h2>Specific Job Knowledge, Skills and Abilities:</h2>
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:
<ul>
<li>Must be able to speak, read, write and understand the primary language(s) used in the workplace.</li>
<li>Must be able to read and write to facilitate the communication process.</li>
<li>Most tasks are performed in a team environment with the associate acting as a team leader. There is minimal direct supervision.</li>
<li>Requires good communication skills, both verbal and written.</li>
<li>Considerable knowledge of complex mathematical calculations and computer accounting programs. Budgetary
analysis capabilities required.</li>
<li>Must possess basic computational ability.</li>
<li>Must possess basic computer skills.</li>

<li>Must have a thorough knowledge of all types of mechanical equipment such as chillers, boilers, water softeners, and refrigeration equipment.</li>
<li>Must have a thorough knowledge of plumbing and electrical systems, maintenance of records of power, water and fuel consumption.</li>
<li>Must have experience in office procedures, ordering materials, securing bids and of city codes and other applicable laws, building construction, blueprint reading, etc.</li>
<li>Extensive knowledge of the hotel, its services and facilities.</li>
<li>Thorough knowledge of federal, state and local laws governing equal employment opportunity and civil rights,
occupational safety and health, wage and hour issues, and labor relations, including, but not limited to the
following statutes and their comparable state and local laws (where applicable): Title VII, Equal Pay Act,
Pregnancy Discrimination Act, FLSA, ADA, OSHA, FMLA, NLRA.</li>
</ul>
<h2>Physical Demands:</h2>
<ul>
<li>Most work tasks are performed indoors. Temperature generally is moderate and controlled by hotel environmental systems; however, must be able to work in extreme temperatures like freezers (-10 degrees F.) and boiler rooms (+110 degrees F.), possible for one hour or more.</li>
<li>Must be able to sit at a desk for up to 5 hours per day. Walking and standing are required the rest of the
working day. Length of time of these tasks may vary from day to day and task to task.</li>
<li>The worker is subject to noise: there is sufficient noise to cause the worker to shout in order to be heard above the surrounding noise level.</li>
<li>The worker is subject to vibration: exposure to oscillating movements of the extremities on whole body.</li>
<li>The worker is subject to hazards: including a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.</li>
<li>The worker is subject to atmospheric conditions: one or more of the following conditions that affect the
respiratory system or the skin: fumes, odors, dusts, mists, gases or poor ventilation.</li>
<li>The worker is subject to oils: there is air and/or skin exposure to oils and other cutting fluids..</li>
<li>Machine operators: (without inspection), Mechanics, skilled trades people. Works with lathes, drill presses, power saws and mills where the seeing job is at or within arm’s reach. Also, mechanics and skilled trade people and those who do work of a non-repetitive in nature such as carpenters, technicians, service people, plumbers, painters, mechanics, etc.</li>
<li>Must be able to exert well-paced ability in limited space and to reach other locations of the hotel on a timely basis.</li>
<li>Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks occasionally.</li>
<li>Must be able to lift up to 20 lbs on a regular and continuing basis.</li>
<li>Must be able to lift up to 50 lbs frequently.</li>
<li>Must be able to lift up to 100 lbs occasionally.</li>
<li>Position requires walking and giving direction most of the working day. Length of time of these tasks may vary from day to day and task to task.</li>
<li>Must be able to exert well-paced ability to reach other departments of the hotel on a timely basis.</li>
<li>Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.</li>
<li>Talking and hearing occur continuously in the process of communicating with guests, supervisors and subordinates.</li>
<li>Vision occurs continuously with the most common visual functions being those of near vision and depth perception.</li>
<li> Requires manual dexterity to use and operate all necessary equipment.</li>
<li>Must have finger dexterity to be able to operate office equipment.</li>
</ul>
<h2>Qualifications:</h2>
Bachelor’s degree or related technical school degree preferred. Five to seven years in a major hotel, hospital, or building, including four years in a supervisory capacity.
<h2>Licenses or Certificates:</h2>
Ability to obtain and/or maintain any governmental required licenses, certificates or permits. Must possess, or have the ability and experience to acquire, a first class operating engineer’s license in boilers and air conditioning as required. CPR certification.
<h2>Grooming:</h2>
All associates must maintain a neat, clean and well-groomed appearance per Amrit Ocean Resort and Residences Standards.
